The Jabi Lake Masterplan by Studio Seilern Architects is a three and a half kilometre, 36 hectare waterfront site incorporating two hotels, a cinema, a retail mall, restaurants, offices and residential accommodation, with a strong public infrastructure and pedestrian environment. It will be a key component for Nigeria’s regional economic development.
Situated on Jabi Lake, near Nigeria’s administrative capital of Abuja, the project creates a new destination for the city; a place to live, work, shop, and be entertained. A key point for consideration was the relationship between the mall, the hotel and the main traffic thoroughfare to the East of the site. This informed the distribution of components placing the hotel, residential sites and US Embassy on the West of the site, whilst the mall, retail spaces and office accommodation are located to the East.
An important concept was the creation of a waterfront promenade that connects the elements of the site both to each other and to the rest of the lake, ensuring that this is a flexible and open development. The marketability of the site is further enhanced by the opening up of plots from this boardwalk into the water.
The creation of a waterfront park, which varies in size and activities according to the functions it fronts. Rather than a waterfront promenade, the waterfront park aims to create a truly vibrant public space by including goings-on through its length. Specifically, there are three themed areas to the water front, each relating to its abutting master plan function.
Rather than designing a group of large buildings, the architects chose to break the building units into clusters of two, three or four components. A loose arrangement of these building clusters creates the possibility of a flexible plan that generates multiple aspect residential units, or office clusters with multiple corner offices. It allows for a flexible approach to the phased growth of the site, where committing to the size of the building can easily be adapted over time.
